Asbestos Ceilings Removal

Not only was asbestos widely used to create the walls of older-built homes, it was also used as insulation in a home’s ceiling space in loose-fill form (one of the biggest brands was known as Mr Fluffy), and often in sheet form as the ceiling itself. Whether in sheet or fibrous form, asbestos becomes particularly hazardous as a person’s exposure risk increases dramatically. Nowadays, ceilings and home insulation are manufactured using less problematic materials, but asbestos still has a significant presence in many homes across Melbourne. For comprehensive asbestos ceilings removal services, turn to the local specialists at Aussie Asbestos Solutions. We can detect and clear all traces found in your ceiling so you and your family remain safe.

Where asbestos is found in ceilings

Ceilings are one of the most common places to find asbestos in homes built before the mid 1980s. Because ceilings sit overhead, any damage from leaks, renovations or old light fittings can drop dust and debris into living spaces. We often find asbestos in:

  • Flat fibro ceiling sheets with cover strips in bathrooms, laundries and verandahs
  • Eaves and soffit linings around the outside of the house
  • Textured or sprayed ceiling finishes in some older properties
  • Ceiling panels around old heater flues and exhaust fans
  • Carport, patio and garage ceilings made from asbestos cement sheet

Homes in Chelsea, Frankston and Dandenong built during the post-war housing boom often have fibro ceilings in wet areas and extensions. Where a ceiling connects with other asbestos materials, we can combine the job with asbestos flue removal or asbestos wall removal.

Our asbestos ceiling removal process

Working overhead adds risk, so we take extra care to control dust and falling material:

  • Assess: we inspect the ceiling and roof space and confirm the material, with asbestos testing if needed.
  • Isolate: the room is emptied where possible, floors are covered in heavy plastic and doorways are sealed.
  • Make services safe: your electrician disconnects lights and fans in the work area before removal.
  • Remove overhead with care: sheets are wetted, fixings removed and sheets lowered whole, never pulled or smashed down.
  • Check the roof space: we look for loose offcuts or dust above the ceiling that may also need attention.
  • Wrap and clean: waste is wrapped, sealed and labelled, and the room is cleaned with a HEPA vacuum and wet wipes.
  • Clearance: we dispose of the waste to an authorised facility and can arrange a clearance certificate.

Bonded sheets versus textured ceilings

Most asbestos ceilings in Melbourne homes are bonded (non-friable) cement sheets, which are relatively stable while intact. Some older properties have sprayed or textured finishes, and certain insulation materials in roof spaces can be friable, meaning they crumble easily and release fibres more readily. The difference matters. Friable asbestos must be removed by a Class A licence holder with stricter controls, including air monitoring, while bonded sheeting is handled under a Class B approach when the area is over 10 square metres. That is why we always confirm the type of material before quoting. If you are unsure what your ceiling is made of, do not scrape or sample it yourself; ask us to assess it safely first.

What affects the cost

Ceiling removal is quoted after an inspection. The main cost factors are:

  • The size of the ceiling area and the number of rooms involved
  • Ceiling height and whether scaffolding or platforms are needed
  • Whether the material is bonded sheeting or a friable textured finish
  • Debris or dust in the roof space that also needs cleaning
  • Furniture, fittings and access through the house

Your safety and compliance

WorkSafe Victoria requires licensed removal for more than 10 square metres of non-friable asbestos and for all friable asbestos, which must be removed under a Class A licence. Textured or damaged ceilings can be friable, so it is important to have the material identified before anyone starts pulling it down.

During friable (Class A) removal, air monitoring is carried out around the work area. After licensed removal, an independent competent person can inspect the area and issue a clearance certificate before it is used again. All waste is securely packaged and taken to a facility authorised to accept asbestos, in line with EPA Victoria requirements.

Asbestos ceiling removal: common questions

My asbestos ceiling has water damage. Is it dangerous?

Water damage can soften, crack or sag asbestos ceiling sheets, which makes them more likely to release fibres. Avoid touching the area, keep people out of the room if material is falling, and do not try to patch or scrape it. Contact us and we can assess the ceiling and recommend removal or a safe short term solution.

Can I put a new ceiling over the old asbestos one?

Covering an asbestos ceiling with new plasterboard is sometimes possible when the old sheets are in good condition. However, the asbestos stays in the home and future electrical or renovation work can disturb it. Many owners choose removal for peace of mind. We can inspect and talk through both options honestly.

Do I need to move out during ceiling removal?

Not usually. We seal off the rooms we are working in and keep the rest of the house separate. If friable material or a large area is involved, we may recommend staying elsewhere for the duration of the job. We will explain what to expect when we quote so you can plan ahead.

What happens with lights and fans in the ceiling?

Light fittings, fans and exhaust units need to be disconnected by a licensed electrician before we remove the ceiling. We work with your electrician on timing so the power is made safe first. Once the new ceiling is installed, your electrician can refit or replace the fittings.

Trained And Qualified Professionals Making Your House Safer

With any asbestos removal job, it’s always recommended to trust the experience of a professional instead of attempting to do it yourself. A professional will have the required training, knowledge and equipment to do it in a way that minimises any element of risk to themselves or others. This is especially true of asbestos ceiling removal, particularly in its loose-fill insulation form, where fibres can be easily disturbed. We conduct each step of the process with the utmost care and consideration, and adhere to strict legal and environmental guidelines regarding the removal and disposal of asbestos.

Aussie Asbestos Solutions proudly services the metropolitan area and the Mornington Peninsula. If you’d like further information on asbestos removal in Melbourne, call us on 0410 336 410 or contact us online.
